Montenegro's mountains offer a completely different property market from the coast - pristine alpine landscapes, developing ski resorts, and the country's most affordable properties in some areas.
The ski resort market is developing rapidly with major government investment in Kolašin and Žabljak. Early investors are seeing both capital appreciation and dual-season rental income from winter skiing and summer adventure tourism.
Beyond ski resorts, Montenegro's northern mountains offer authentic village properties, dramatic scenery, and prices that seem almost unbelievably low to Western European buyers.

Ski resort apartments run €1,800-€3,500 per square metre. Premium chalets €2,500-€4,000/m². Remote village properties can be under €500/m². Entry-level ski apartments from €80,000.

How good is Montenegro skiing?
Developing but improving rapidly. Kolašin now has modern lifts and 30+ km of runs. Žabljak offers dramatic scenery and the famous Savin Kuk. Neither rivals major Alpine resorts, but value is exceptional.
What about summer usage?
Montenegro's mountains are spectacular in summer - hiking, rafting, canyoning, and mountain biking. This dual-season appeal makes mountain properties more viable than single-season ski investments.
How accessible are the mountains?
Kolašin is 90 minutes from Podgorica Airport. Žabljak is 2-2.5 hours from Tivat or Podgorica. Roads are improving but winter driving requires appropriate vehicles.
